"Airbnb" channel creation and synchronization specifications

1. Procedure for Creating a Channel

Airbnb channels are added for each Airbnb account. Only publicly available listings are imported. Smart Pricing cannot be used, so please turn it off in advance on Airbnb.


Please use the main host account, not the assistant host account. Registering with an assistant host account may result in registration errors or errors in price and inventory synchronization.

Please make sure to set Airbnb's synchronization settings to "only price and availability" and not "all". "All" synchronization is not supported.

If a new listing is added to an account that already has a channel on AirHost, you can import the new listing by making sure the listing is "published" on the Airbnb side and performing a refresh on the channel details page.



2. Message Synchronization


Due to Airbnb's restrictions, it is prohibited to include URLs, email addresses, phone numbers, pictograms, emojis, etc. in the message before the reservation is confirmed, and if they are included in the message, an error will occur when sending the message. . In particular, please be aware that the "auto-response message" will be sent before the reservation is confirmed. Please note that the term Booking.com is also subject to restrictions.


The maximum image size that can be sent is 3.5MB. Sending an image larger than this will result in a sending error.



3. Reservation import at  connection

Please note that reservations during your current stay and reservations after checkout are not available.



4. Handling of "Unconfirmed" reservations.

If a reservation is created as "unconfirmed" from the Airbnb side, AirHost PMS treats it as a new reservation to secure inventory to prevent double booking, and sends a new reservation notification as pending. After that, if the reservation is confirmed, a reservation change notification will be sent, and if it is canceled, a cancellation notification will be sent. This is by specification behavior.
