[Setup procedure] Creating a property ~ Starting with pricing/inventory synchronization

We will explain the steps for creating a property, linking to OTAs, and starting the synchronization of rates and availability for those who are using AirHost for the first time.

Steps 1 and 2 can be done in advance. Be sure to stop OTA sales during steps 2-7.

  1. Property creation → Set to "Managed"

  2. Create a price plan/Set the price

  3. Adding a channel (OTA / 3rd party site controller)

  4. Linking Channels to Venues

  5. Rate plan mapping

  6. Reservation capture/inventory confirmation

  7. Start Sync / Confirm Sync on OTA side

1.  Property creation

After creating the property, set the property to the "Managed" status.

Note: It must be 'managed' on the HMS side first .



2. Creating  of price plan/set the price

If there are multiple price plans on the OTA side, add a price plan on the AirHost side as well.

   

Notice:

One rate type is automatically created by default.

Normally, minpaku facilities have only one rate type, so you don't need to add any. Prices during high seasons such as Golden Week and year-end and New Year holidays are adjusted according to the price calendar of the same price plan.

3.  Add a channel (OTA / third-party site controller)

Add each OTA (or third-party site controller) as a channel.


Notice:

Please suspend all OTA sales from this step to “6. We strongly recommend stopping all OTAs, but please stop all but one OTA in order to prevent double bookings.

4. Linking Channels to Facilities

Link the channel added in 3 to the facility/room type created in 1.

5.  Pricing plan mapping

Link the billing plan created in step 2 to the billing plan on the OTA side.

6.  Reservation capture/inventory confirmation

Notice:

If there is no existing reservation for a new property, please check after receiving a reservation from the OTA at a later date.


Appointments will be pulled from each channel linked in step 4. Reservation information is imported and displayed in "Dashboard" → "Reservation calendar". Make sure all reservations have been successfully captured and the remaining inventory shown is correct. Clicking on each reservation will open the reservation details page. Please check the contents of that.


If for some reason some bookings are not available, add them manually to avoid overbooking. Once the import is confirmed, the temporarily created manual reservation can be deleted.

In addition, if there is a period of unusable due to maintenance, etc., the room will be blocked.

7.  Start sync / Confirm sync on OTA side
